By booking this property you are agreeing to these terms and conditions.
Reservation Policy Information
At Premier Vacation Rentals it is our goal to provide you with an unparalleled service  with an unforgettable stay.
Because of this all reservations 90 days or less from arrival are totally non-refundable. Once booked you lose the  $500 of the  total reservation, if outside of the 90 days of booking, this is due to the new banking/card fees.  After 24 hours you will be unable to switch to any other properties or dates .  If your party grows, or you go beyond the occupancy as posted , then you will lose the money with any cancellation.
1. You must be 25 years or older to make the reservation and on site at all times, with a valid government ID. The lease holder must be on site at all times.  
2. Each property is licensed with an occupancy limit day or night, with occupancy stated on line. Eviction and Fines are incurred if overpacked and are the lease holders responsibility.  There are no refunds if overpacked. If the party grows after booking, all monies are forfeited . Occupancy count is anyone over the age of 2, as defined by local laws and ordinances. Homes are advertised correctly and if guest assumes otherwise , there are no refunds. 
3.Cleaning fees are not optional and non refundable. Guests are responsible for trash removal ( unless your home is offered trash service )
4. Many of the homes are pet friendly, allowing 1 or 2 dogs or more. Each home is different. There is a dog fee per dog on each home. Dog fee could vary between homes. Service dogs may only stay in the pet friendly homes. No cats, reptiles or other type of animal area allowed in the pet homes, only dogs 9 months or older. Check each home for the exact quantity and any restrictions, or call us. 
5. The damage / Safely fee is non optional and non refundable. Some homes require an additional security fee. 
6. There are no early check ins or outs from April 15th  to Oct 1st, due to the required cleaning and maintenance required between guests. Early check in or late check out does require an extra fee and min of 48 hour notice.  Check in is at 4pm EST. Check out is at 10am. The extra time allotted is only 2 hours for check in or check out. Each guest receives a different code for your safety. 
7. Each home offers different appliances, TV service, internet, etc.  There are no refunds in the event of outages or other malfunction of appliances, any paddle equipment, spas or other type of utility or sighting of insects/ rodents. This is the country and all homes offer year round pest service. We do encourage each guest, not to leave out sugar or other food on the counters to encourage entry of any type of species or animal. 
8. No parties or gatherings over the quantity of occupancy is allowed.
9. No fire-arms are allowed on site, if you do have a concealed weapon , then we must have documentation. 
10. No fireworks are allowed in the Commonwealth at this time . Fires are only allowed in designated firepits on the property. 
11. All our homes are non smoking inside and outside of the property .
12. No illegal federal or Commonwealth substances are allowed on or in the property


Cancelation Policy

CANCELATION AND REFUNDS:
1)All rental monies are due 90 days before. Credit card will be automatically charged unless you pay by check 90 days before arrival.
2) If reservation is canceled within 90 days of arriving to the home,  monies will be kept in full. There are no refunds, for any assumptions of more occupants, or any other situation.
3) If you end up with more than allowed occupancy total, no refund is given, occupancy is disclosed at time of booking. Anyone over the age of 2 is considered an occupant by Bedford County Law and 5 years old in Franklin County. All of our homes are located in Bedford County Occupancy is disclosed on each home and online at time of booking. No refunds for errors customer made or assumptions at time of booking. No refunds if your party grows after booking. 
4) If the reservation is canceled with at least 90 day notice then only the deposit is forfeited entirely.
5) If monies are not received 90 days before, and deposited by management, then the owner/management has the right to cancel at that time.. You will be notified by email.
6) If cancelation is within 90 days all monies are kept, no matter what the situation.  All cancelations must be given by email.
7) It is your responsibility to purchase travel insurance if you so desire. Such insurance is available through travel agents, auto clubs such as AAA, or online at http://www.rentalguardian.com/ or http://www.csatravelprotection.com/

CATASTROPHIC EVENTS & EMERGENCY EVACUATIONS: 
If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or any situation simply beyond our control impairs the vacation rental, Premier Vacation Rentals @ SML Inc. is not responsible for finding alternate lodging for the renter or for the renter’s financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Whether you own property, run a business, or rent a condo, the threat of an epidemic, terrorisms, a hurricane, flood, or tsunami is always present during certain months of the year, and we all assume this risk. Therefore, we suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk. There will be no refunds of any kind for evacuations.
